Das Giesinger
If you’re driving along the Middle Ring towards the city centre, or taking the motorway towards Salzburg, you simply can’t miss The Giesinger. This elongated, 6-storey block running alongside the Tegernseer Landstrasse dominates the urban district of Obergiesing: a modern office and business centre visible for miles. Famous as the former site of AGFA, the building and land were developed in urban style and restructured as part of a comprehensive redevelopment plan in 2006. This was followed in 2013 by a local redevelopment project, which added a new, varied residential and commercial site in the immediate neighbourhood between Spixstrasse, Weissenseestrasse, Unterbergstrasse and Perlacher Strasse.
Today, The Giesinger office building, with its generous floorspace and scope for flexible configuration, affords a vast range of opportunities for the most diverse business sectors. A good environment for working and living, plus an ideal infrastructure that includes retail outlets, restaurants and extensive leisure facilities, make the office building and it surroundings a particularly attractive place to live.

The Giesinger office block forms an approx. 120-metre long, 6-storey building complex lining the Tegernseer Landstrasse, with a bright, slightly curved façade featuring continuous rows of windows that ensures a striking presence in the urban landscape. In the rear part of the building, on the Werner-Schlierf-Strasse, The Giesinger office block presents an almost cosy, homely aspect – free of traffic noise, and equipped with green spaces, balconies and terraces.
The entire building complex offers tenants
with large, medium-sized or smaller space requirements ideal opportunities for design and expansion. Spacious, bright rooms enable allow subdividing that can be completely optimised to meet users’ needs.
Depending on the unit and its size, the rented space available for individual use may also include leafy roof terraces. The in-house underground car park, entered from the Spixstrasse, provides drivers with 275 parking places, including some equipped with e-charging stations.

The qualities of a good workplace emerge at their best wheever people are happy to get together and exchange ideas. Such interactions allow them to feel new energies, generate fresh ideas and rellease their potential, so that their place of work becomes something special.
The Giesinger possesses precisely these qualities – making the daily office routine anything but routine. An example? MAISAH’S fitness studio chain, which is also located right in the building, offers every tenant a wide range of options for challenging not just their mind, but also their body, and bringing both into harmony in a relaxing ambience. Equipped with an attractive lounge area, vitamin bar and healthfood bistro, MAISHA’S provides all tenants with the perfect addition to, or welcome diversion from, their everydday work routine.
Munich-Giesing is only a few kilometres from the centre of Munich. Thanks to its relatively central location, transport connections in Giesing are very good, and there are various metro, bus and tram lines linking the urban district with the rest of the city. These include the U1 and U2 metro lines, which run through Giesing and provide swift, hassle-free connections to the city centre.
Additional bus and tram lines run equally conveniently from here to other parts of the city and municipalities in the surrounding area. For drivers, the Tegernseer Landstrasse and the Chiemgaustrasse provide important transport arteries that run through the urban district and ensure rapid connections to the city centre and the motoorways in the surrounding area.
